How much does it cost to buy a property in Tangier?

On top of the purchase price, expect around 7 to 10% in additional costs:

  • Registration duties: 4% of the purchase price
  • Land registry (conservation foncière): around 1%
  • Notary: around 1 to 1.5%
  • Agency fees: depending on the agreement

Foreign buyers

Can I buy property in Morocco as a foreigner?

Yes. Foreigners and Moroccans living abroad can freely buy apartments and houses in Morocco; only agricultural land is restricted. If you pay with funds from abroad through a convertible dirham account, you can transfer the proceeds of a later sale back abroad. Your bank and notary will guide you.

The official property price index of Bank Al-Maghrib and ANCFCC rose by 2.3% in Tangier in the second quarter of 2026 compared with the first quarter; residential property became 0.7% more expensive year on year.
