Which documents do you need to sell?
To sell your property in Morocco you will need, among other things: your title deed (titre foncier or certificat de propriété), valid ID, proof that local taxes have been paid and, for an apartment, a certificate from the syndic confirming there are no outstanding charges. We help you gather everything in time.
What tax do you pay when selling?
When selling property in Morocco you generally pay a capital gains tax (taxe sur les profits immobiliers): usually 20% of the gain, with a minimum contribution of 3% of the sale price. Exemptions exist, including for a main residence under certain conditions. Always have the exact calculation made by your notary or accountant – we are happy to put you in touch.
Can I sell without coming to Tangier?
Yes. Many of our sellers live in Europe. With a notarised power of attorney, someone can sign on your behalf, and we follow up everything on site: viewings, negotiation and completion at the notary. You stay informed via WhatsApp and email.
Selling in Tangier: your questions
How much does it cost to sell my property with Houzii?
We charge one fee of 2.5% of the sale price for full guidance, from valuation to notary.
How do you determine the asking price?
Based on recent sales in the area, the condition and location of the property and current market demand. The valuation is free and without obligation.
How long does it take to sell a property?
That depends on the price, location and market. A correctly priced property in a popular area often finds a buyer within a few weeks to months.
Do I need to be present at viewings?
No. We organise and accompany all viewings and keep you informed.
Can my property be rented out until it is sold?
Yes. We can rent out your property in the meantime through short-term rental, so it keeps generating income.
